Your floors shouldn’t still look dirty after they’ve been cleaned.
We clean and maintain VCT, LVT and LVP, commercial carpet, tile and grout, rubber flooring and other high-traffic commercial surfaces. Whether your floors need a thorough cleaning, complete refinishing or a realistic maintenance plan, we’ll identify the right process and give you a clear price.
We clean and maintain VCT, LVT and LVP, commercial carpet, ceramic and quarry tile, grout, rubber flooring and other high-traffic commercial floor surfaces.
We provide commercial floor cleaning for offices, medical and dental facilities, schools, childcare centers, restaurants, retail businesses, community centers, gyms, multi-tenant properties and industrial facilities.
We serve Westfield, Springfield, Holyoke, Chicopee, West Springfield, Agawam, Northampton, Easthampton, Amherst, Pittsfield, Great Barrington and surrounding communities throughout Western Massachusetts, with select service available in Northern Connecticut.

When VCT finish becomes heavily worn, discolored, scratched or buried beneath years of buildup, routine mopping and additional coats of wax will not correct it. Complete stripping removes the failed finish so the floor can be properly cleaned and refinished.

When a VCT floor looks dull, scuffed or uneven but the underlying finish remains properly bonded, complete stripping may be unnecessary. A deep scrub removes damaged surface finish and embedded soil before new protective coats are applied.

We offer a full range of janitorial services, including trash removal, restroom cleaning, and floor maintenance. Our team will ensure your facility is clean and well-maintained at all times.

When tile looks acceptable but the grout lines continue getting darker, ordinary mopping is only cleaning the surface. Mechanical agitation and extraction remove the grease, residue and embedded soil trapped inside porous grout.

When LVT or LVP becomes cloudy, sticky or visibly streaked, the problem is often cleaner residue and soil buildup rather than permanent wear. Proper machine cleaning removes that buildup without treating the floor like waxed VCT.

When restored floors receive only routine mopping, high-traffic areas begin losing their appearance long before the rest of the floor. Scheduled scrubbing, burnishing and periodic recoating help control wear and prevent premature full restoration.

1. Show Us the Floor
Send photographs and basic information about the space or schedule an on-site walkthrough.
2. We Identify What It Needs
We evaluate the flooring material, condition, current maintenance and the result you are trying to achieve.
3. You Receive a Clear Scope and Price
We explain the recommended process, what is included, expected scheduling and the price before work begins.
4. We Complete the Work
Service can often be scheduled during evenings, weekends or other low-traffic periods to reduce disruption to your building.
If continued maintenance would protect the result, we’ll recommend a realistic schedule rather than leaving you to start over when the floor deteriorates again.
If your floors look dull, stained, worn or dirty even after routine cleaning, send us a few photos or request a walkthrough.
We’ll evaluate the condition, explain what the floor likely needs and provide a clear quote.
Do you provide one-time commercial floor cleaning?
Yes. We perform one-time cleaning and restoration projects as well as scheduled maintenance. You do not need an ongoing janitorial contract to hire us for floor work.
Does every worn VCT floor need to be stripped?
No. Floors with severely damaged, contaminated or failing finish may require complete stripping, but floors with a sound base can sometimes be restored through scrubbing and recoating. We evaluate the condition before recommending either option.
Can you clean floors after business hours?
Yes. Evening, overnight and weekend scheduling may be available depending on the project, required cure time and facility access.
How much does commercial floor cleaning cost?
Pricing depends on the flooring material, square footage, condition, required process, furniture or access limitations and the number of mobilizations needed. Photographs can help us provide an initial assessment, although larger or more complex projects may require a walkthrough.
Can you maintain the floor after it has been restored?
Yes. We can build a scheduled maintenance plan around the flooring type, traffic level and your existing cleaning routine. Maintenance may include machine scrubbing, carpet cleaning, burnishing, top scrubbing or periodic recoating.
Do you also provide regular office cleaning?
Yes. Servello also provides recurring office cleaning and commercial janitorial services for qualifying facilities.
